New Year Update 2018 – Huntsmore House Property Management Limited
Dear member,
I want to update you with a number of projects the board have been working on since the AGM in November 2017.
Internal redecoration.
Penny Jones has been leading the search and putting together a selection of options for leaseholders to choose from for the paint finishes, carpets and lights. Many of you will have seen and commented upon some of the initial options and these are now being firmed up so that we can present final options for you to choose between. I hope we will be able to ask you to register your choice during this month.
We have held an initial meeting with our chosen contractor and they are now preparing the programme of works that will include the proposed work flow and timing. As part of the decoration works we will be painting every flat’s front door, which will require the contractor to be able to work with the front door open during the day. I want to give you advance warning of this so you can prepare how you can give them access. The contractor will be contacting you formally in due course, but I wanted to make you aware of this requirement well in advance.
The Gym
We are in the process of refreshing the gym and updating and changing some of the older less used equipment. I hope that within the next couple of months you will see the improvements and that this will encourage you to pay a visit and perhaps renew your fitness programme.
External Works
As the spring approaches we are making arrangements to have the external structure surveyed so that we can begin to scope and budget for the repair, refurbishment and decoration work that will be required. The board will then draw up plans that will look at timing, priorities and funding and we will let you know how we propose to proceed.
We have secured this domain and will be issuing updates and general information via the new website. Here you will be able to find the welcome pack that provides all the information you need regarding Huntsmore House, as well as details of the more obvious House Rules. I would encourage you to take a look, and if you rent out your property make your managing agents and tenants aware also.
The website also has a facility for you to communicate with the directors, so if you have any points you would like further information on, or would like to make a suggestion, please do not hesitate to contact us this way. You can also always email me or our managing agents CA Daw if the matter is urgent.
Electricity Meters
If you are a customer of EDF Energy, they may have contacted you to advised of their need to upgrade your electricity meter. Other electricity suppliers may also be contacting their customers, especially with the roll-out of SMART meters.
Should you wish to upgrade your meter, you must arrange an appointment with your supplier. You should be present at that appointment, as the engineer may need to carry out any checks in your flat after the new meter has been installed.
The electricity meters for each flat are located in the service cupboards, in the landings outside your flat. You will therefore need to advise the Head Porter (Brian Attwood – huntsmorereception@yahoo.co.uk) of the appointment, so that he can arrange to for the service cupboards to be opened, when the engineer attends. We would ask that you give Brian plenty of notice of the appointment.
Direct Debits
CA Daw sent out Direct Debit mandates with the December 2017 Service Charge demands and we understand that several lessees have completed and returned the mandate. We would encourage all lessees to complete and return the Direct Debit Mandate, which will help to maintain the healthy cash flow position with low arrears and we have asked CA Daw to send a further Direct Debit mandate with this letter.
